Cleveland rentals expert shares passion for property and people

LEANNE Hetherton’s journey into real estate began long before she took on the title of Principal Property Manager.

It started in 1993 with her first investment property – a moment that sparked a passion which continues to drive her today.

“My passion with real estate started with my first investment property in 1993,” Leanne said.

“Over the years I have had other properties and assisted friends with theirs.

“In 2019 I started my ‘formal’ training and have not looked back.”

Leanne is now the proud owner of Property Management by Leanne, a Cleveland-based agency specialising in rentals across the Redlands.

Her approach is personal, professional and built on genuine connections with clients.

“I see my job as a property manager is playing match maker – finding the right tenant, to the right home and the right owner,” she said.

That matchmaking has become even more important as the local rental market tightens and demand increases.

“With the current affordable rental crisis, it can be very tough for tenants on low incomes to secure a property,” Leanne said.

“They are a large percentage of tenants and often miss out on a property.

“Part of my role is to share my knowledge and help people find solutions to things, and this is just another question needing a solution.”

Despite the challenges, Leanne is passionate about helping people find homes – and helping investors achieve success.

Her advice to buyers? Be prepared and build the right team.

“Make sure you know your numbers that will help with profitability and success,” she said.

“Having the right team to support you – the accountant, mortgage and insurance broker and property manager – will make a difference.”

What sets her apart in a competitive industry?

According to Leanne, it’s about open communication and working towards shared outcomes.

“My strength is building relationships through clear communication and common goals,” she said.

She also believes that her success is grounded in the lifestyle and community of the area she serves.

“I love the relaxed feel and friendly vibes in the area,” she said.

And when she’s not working, she enjoys everything the Redlands has to offer.

“I love spending time exploring great cafes and spending time where the land meets the sea.”

As the property market evolves, Leanne has observed a growing trend in how people are living – more shared homes and multi-generational households.

“With the tight rental market, we are seeing more multi-generational tenancies and people sharing homes,” she said.

Through Property Management by Leanne, Leanne Hetherton continues to help residents and investors alike navigate the Redlands rental market with care, insight and a personal touch.
