ONE of our clients was getting ready to sell her house with us.
She had bought the house from us and trusted us to re-sell it.
But some work had to be done before she put it on the market.
She knew we were champing at the bit, so she said: “Go and sell Beck’s house, she wants to move down south.
“I’ll be ready by the time you sell hers.”
Quick as a flash we get in front of Beck, and after discussing price and how we operate, she signed up immediately to list her house.
As Brian and I were getting in the car I told him that I thought we had the perfect buyer for this house – a lovely four-bedroom, two-bathroom place that was perfect for an investor.
So, I called my buyer and, sure enough, she said it sounded perfect. She made an offer on the spot for $20,000 more than the asking price.
I called Beck immediately to see if she was interested.
“You just left,” she said incredulously,
“But heck yes! That’s way more than I ever hoped for.”
We flew back to the office, prepared and sent the paperwork to buyer then seller to sign and the whole process from leaving Beck’s house was a speedy 45 minutes.
Imagine our first client’s reaction when Beck called her.
“Whew! I better move my butt; I told them I’d be ready when they sold your place. Ha!”
Now, not all homes sell this fast in real estate.
Although, in our current local market, if you list a property at the right price and conduct a strong marketing campaign so that as many people as possible know about it, this could conceivably happen.
It’s important to get your pricing right so that the property doesn’t sit on the market for a long time.
People start to think something is wrong with it.
