THEY were once the apartments buyers overlooked, but Brisbane’s humble one-bedroom unit is enjoying a remarkable transformation and downsizing baby boomers are helping drive the boom.

One-bedroom apartments that were once largely the domain of investors and first-home buyers are now attracting cashed-up downsizers prepared to sacrifice spare rooms and backyards for location, lifestyle and luxury.

The change has been dramatic.

New Domain data shows Brisbane’s median one-bedroom unit price has jumped from $390,000 in September 2023 to $670,000 in March 2026 – an increase of more than 70 per cent in less than three years.

Prices climbed 27.5 per cent in the past year alone, leaving Brisbane’s one-bedroom median just $15,000 behind Sydney.

At the luxury end of the market, the numbers are even more eye-catching.

An 81-square-metre, one-bedroom apartment at 443 Queen St in Brisbane recently sold to downsizing boomers for a record-breaking $1.54 million.

The architect-designed apartment attracted 21 enquiries and three offers in just five days before selling for the equivalent of more than $19,000 per square metre.

Another one-bedroom apartment, an 85sqm property in the Abian complex in Alice St, sold for $1.5 million in February.

Just a year earlier, Brisbane’s one-bedroom apartment record stood at $1.19 million.

For older Australians, the appeal increasingly appears to be about what exists outside the apartment rather than how many bedrooms are inside it.

Downsizers are trading larger suburban properties for apartments offering river views, restaurants, entertainment, walking paths and other amenities close to their front door.

The trend reflects a broader change in attitudes towards downsizing.

For some older homeowners, moving into an apartment is no longer necessarily about finding the cheapest or smallest property possible.

Instead, buyers with substantial equity in family homes can use that wealth to purchase premium apartments while shedding the maintenance that comes with a larger house and yard.

Brisbane’s wider property surge is also forcing buyers to reconsider what they really need from a home.

The city’s median dwelling value has climbed above $1.1 million, while houses have pushed beyond $1.2 million, according to Cotality figures cited in recent Brisbane market analysis.

With two-bedroom apartments increasingly approaching $900,000 in some parts of the inner city, buyers face a simple compromise – travel further for more space or stay close to the action with less of it.

For some downsizers, giving up the second bedroom is proving a relatively small price to pay.
