A NEW commercial development is being proposed for the heart of Wynnum, with plans lodged to further transform the busy Bayside precinct.

The City of Brisbane Investment Corporation (CBIC) is preparing to submit a Development Application to Brisbane City Council in June for a three-storey project in the Wynnum CBD, located on the corner of Tingal Rd and Florence St.

The proposal represents a $25-30 million investment and is being positioned as a catalyst for the broader Wynnum Suburban Renewal plan, which is focused on revitalising key centres across the city.

CBIC CEO Lachlan Dyson said the proposal would help transform the Wynnum CBD, while responding to the needs of residents to have better access to services close to home and public transport.

“Wynnum is an incredibly enviable suburb, with multiple public transport links, beautiful Bayside amenity and a supportive, close-knit community that helps businesses to thrive,” he said.

“CBIC continues to invest in the future of Wynnum, while adding more services and amenities to make living here even better.”

The development would include specialty retail as well as medical and allied health services, building on recent upgrades to the nearby Woolworths site.

The plans utilise existing travelators and lifts to help minimise construction costs, while expanding basement parking with an additional 66 car spaces proposed for the precinct.

Subject to approvals, construction is expected to commence by mid-2027.
