BAYSIDE living is proving increasingly popular, with Redland Bay making its debut in Queensland’s top 10 suburbs for house sales, according to the latest property data.

The Quarterly Market Update from prop tech firm InfoTrack, covering July 1 to  September 30, ranked suburbs by the highest volume of sales, placing Redland Bay in tenth position.

InfoTrack’s Chief Operating Officer, Lee Bailie, said Redland Bay’s appearance in the top 10 marks a milestone for the region and highlights rising demand for lifestyle-focused properties.

“Redland Bay’s inclusion in the top 10 underscores the growing appeal of lifestyle suburbs that offer both space and convenient access to Brisbane and the Gold Coast,” Mr Bailie said.

“Long valued for its tranquil, coastal setting, Redland Bay is now being recognised for its investment potential as well as its lifestyle benefits.

Topping the list for the second consecutive quarter was the Ipswich suburb of Springfield Lakes, with nearby Redbank Plains in third.

Moreton Bay suburbs Caboolture, Morayfield, and Burpengary continued to perform well, along with Gold Coast suburbs Pimpama, Ormeau, and Upper Coomera.

After missing the list last quarter, Sunshine Coast’s Buderim returned at number six.

For unit sales, the Gold Coast dominated, claiming five of the top 10 suburbs.

“Surfers Paradise retained its number one position, while Broadbeach, Hope Island, Mermaid Beach and Southport also featured in the top 10,” Mr Bailie said.

“The Gold Coast’s consistent performance highlights its enduring appeal to both investors and owner-occupiers drawn to its lifestyle, amenities and development activity.”

Brisbane’s inner-city suburb of West End re-entered the unit sales list in Q3, while Maroochydore was the Sunshine Coast’s sole entry, rising from ninth to sixth place.

Overall, houses continued to dominate property transactions in Queensland, accounting for 61.8 per cent of all sales in Q3, up from 60.96 per cent in Q2 and 60.46 per cent in Q1.
