Cyclone Alfred has caused widespread devastation across Queensland, leaving behind destructive flooding and extensive water damage to homes.

As affected communities set upon the long recovery journey, property owners, renters and investors face significant challenges in dealing with repairs, insurance claims and rebuilding efforts.

It’s essential to file insurance claims promptly, as policies vary, with some covering storm damage but not flooding.

Homeowners and renters must fully understand what their policies cover.

Before undertaking any repairs or cleaning, documenting all damage through photos and videos is crucial, including structural damage and past maintenance records.

No repairs should be carried out without written approval from the insurer, except for emergency work to prevent further damage.

For renters, understanding rights and responsibilities is key. If the property is uninhabitable, tenants should immediately inform their property managers or landlords.

Rent reductions may be negotiated if the property is partially uninhabitable, and either party can terminate the lease if the property is fully uninhabitable.

Tenants must also protect their belongings and ensure their content insurance is in place. More information is available on the Residential Tenancies Authority (RTA) website.

The real estate market will experience temporary disruptions due to damage, increased demand for rental homes, and higher building material costs from shortages. However, as insurance claims and rebuilding efforts progress, the market is expected to stabilise.

Financial hardship assistance is available for residents of Gold Coast City, Logan City, and Redland City local government areas. This support offers crucial relief to those facing challenges due to property damage, loss of income, or unexpected expenses.

Eligibility criteria apply, and further details are available on the Queensland Government website. Residents in other areas are encouraged to regularly check the website for updates.

As part of the financial hardship assistance, the Queensland Government has introduced the Structural Assistance Grant to support homeowners impacted by Cyclone Alfred. This grant provides funding for structural repairs, or contribution towards replacement of dwelling.

Homeowners may qualify if their property is deemed structurally unsafe and if they reside in the affected area.

This assistance is available to those who are uninsured or unable to claim insurance, provided they meet income eligibility criteria.

As Queensland recovers, both homeowners and renters must stay proactive in navigating the insurance claims process and rebuilding efforts.

With government support, professional guidance, and careful planning, the state will emerge more resilient and better prepared for future natural disasters.
